Before you sell look at your home as your investment!


We have all looked at various investment options over the years. Some of us have employers who participate in our retirement plans. Maybe you have a 401C…and IRA…or a pension plan. Some people actually know that their contributions to Social Security are a type of investment…although not voluntary , the money you have paid in over the years and continue to pay in today HOPEFULLY will be there for you to add to your retirement income. Just as you review your pension plans, IRAs ,401Cs and such for the best options to keep your money ( aka your investment ) growing well and staying safe , your own home is an excellent investment in your future financial well being and you should taking the time to “review your investment” and take care of it.

THIS IS HOW I SEE THINGS.

  Your tool box is your friend! What do I mean here? It’s very simple. Stay on top of the small repairs. Fix things as soon as a problem arises.

Here are some examples:

1. Is your toilet leaking? A bit of moisture on the floor now should be a RED FLAG . Check the plumbing. Check the seals and fix whatever needs to be fixed right away! You’ll be glad you did as you will prevent a much more costly problem later on…replacing the flooring and having possible mold grow.

2.Have you noticed a few loose shingles on your roof after the last big storm? Have some of the tiles slipped a bit? Now it the time to get thes items handled. Why? If you fix small roof items early you can help PREVENT deterioration of the under roof… and thus have a much better chance of preventing leaks. If you prevent leaks you keep your ceilings in good repair. If your ceilings are not leaking your flooring does not get soaked and your furniture doesn’t get water damage.

3. The wood trim and facia boards are starting look a bit weather worn. They have lost most of their paint finish. NOW is the time to sand and paint to PREVENT water from seeping into the wood. If you do this you will help to prevent DRY ROT. It is much easier and much less expensive to sand and paint than to have to REPLACE all the wood trim and fascia and THEN sand and paint!

4.You notice a broken sprinkler head or two. Water is shooting all over the place each time you try to water your lawn and your plants. If you fix the sprinklers now you will save money two ways. You will not have to replace costly plants and you will not have extra large water bills due to water being wasted.

 It is very important to RESPECT your home and treat it as one of the most important investments you can have. Not only does your home help you with it’s tax benefits it will…over the long run….increase in value.
