Here you are….getting ready to make a delicious lemonade and find that wonderful 1st home here in Arizona .You’ve got your finances all lined up, your credit clear and your bills paid down so the next steps will have you answering the following questions. It IS best to actually write your answers down as they will actually seem more real to you and will help you describe to your REALTOR what you really want and need.
#1. LOCATION. I always ask my clients, whether 1st home buyers or experienced , to help me by defining the physical boundaries of the are you would like to search for your home. Be sure to provide the absolute limits in all directions, North, South ,East and West as your Arizona Realtor will be working from a computer grid map to create your custom home search. Be sure to determine what is most important about the boundary area…is it the school district? the shopping? your favorite church/mosque or synagogue? freeway access? or does it “just feel right” ? Remember this is your home purchase so you get to pick!
#2. Now its time to talk about what type of home you would like to own. Will you go for condo with no exterior upkeep ? A townhouse or patio home with a small private rear year to call your own? Have you always dreamed of owning a single family home and getting into gardening with lots of enthusiasm? Here in Arizona you may have many choices in your price range and if you are not quite sure of the type of home maybe you should check a few types out.
#3. Now it’s time for you pick more details. Be sure to list the MINIMUM number of bedrooms and bathrooms you can comfortably work with. Why the minimum? This sets a baseline for your REALTOR in creating your custom property search. Here are some of the other things I always ask MY BUYERS. Do you want a single level or multi story home? What about the kitchen? Are you a serious cook or do you just need the basics to be content? Do you need a formal dining room or will a more casual style eat-in kitchen feel just right?What about appliances? Do you have a washer , dryer and refrigerator or shall we add those to the list of “must haves”?FYI most homes already built-in microwaves. Is a great room going to work for your life style or do you need a separate den or family? Now let’s talk about the yard. Are you up for taking care of a lawn or do you prefer desert landscaping? AS you know this IS Arizona a many homes do have swimming pools. They are great fun and are very refreshing but also take extra time and money to maintain them so be wise when deciding if your budget can handle the extra time and money expenditure. If so then a pool is one of the “upgraded options” that you can acquire for a lot less money if it already is with the home you chose than if you had to go out and contract with a pool building company and start from square one! Another big item to review on your wish list is parking. Do you require a garage or will a carport be acceptable? How many cars need to be parked?
